  1. Prepare and discuss a Comparable Market Analysis (CMA).
  2. Interview with you to discuss your objectives.
  3. Describe the authorized brokerage relationships a real estate licensee may have with a customer per Florida state law - (Chapter 475).
  4. Describe a real estate transaction. (What you can expect).
  5. Explain all forms associated with a Real Estate transaction.
  6. Pre-screen potential buyers. (Explain the meaning of Pre-screen).
  7. Show home to potential buyers. (Any Realtor® that wants to show your home will schedule it with me).
  8. Develop a marketing plan for your home.
  9. Enter home data into MLS and update as required.
  10. Design and publish all marketing advertising, brochures, mailings, etc.
  11. Keep seller informed of the transaction “progress and status”.
  12. Assist, on Seller’s behalf, the Buyer’s agent if appropriate.
  13. Present all offers with any applicable data and my analyses to the Seller so Seller can make informed decisions.
  14. Complete my “Home Checklist” and suggest ideas for improvement to make your home more saleable.
  15. Attend, in Seller’s best interest, all Buyer home inspections, appraisals and walk-thrus as well as the Closing.
  16. Develop “Bill Kruse Outside-the-box” marketing copy and data.
  17. Provide counsel and suggest strategies for Seller counter-offers.
  18. Provide yard sign and riders (if allowed).
  19. Provide “electronic lock box” for security measure.
  20. Provide feedback from each showing.
  21. Suggest and support the seller to get pre-approval for a home loan.
